Certified SERVPRO Technicians Quickly Dry Out Your Water Damaged Business Property

Despite the extreme weather which can strike our community, Lower Mainland businesses usually have more problems with water from common sources like a split water line or faulty sprinklers. These problems invariably occur overnight and leave owners a mess when they come in to open their doors the next morning.

Regardless of the source of the water, our first task is to stop or block it. If the store owner has not already done so, we can start with turning off the water main. After that, we attempt to find the failure. Our restoration specialists can repair or replace minor issues like a rusted out connection, but if there is a major system failure, we recommend calling a licensed plumber.

Our next step is to remove any standing water inside the business. We can do this with a combination of pumps and water extraction wands. The pumps remove most of the excess water, and then we use the wands to draw remaining amounts off of surfaces and out of carpets.

Usually, we try to complete this action to have a dry, safe environment to walk across before moving on to the next task.

SERVPRO technicians can stop this with dehumidifiers, fans, and air movers. We first set up the dehumidifiers to begin drawing moisture in the surrounding air. Each of these devices can remove up to 25 gallons of water per day.

To assist with the dehumidifiers, we set up fans to draw out the damp, cool air from the structure and force it outside.

At SERVPRO of Langley, our goal is to help you reopen your doors as quickly as possible. If you need our help, call today at 778-552-7762 for more information or to schedule an appointment.

Be prepared for the next storm!

Storm Damage Be prepared for the next storm! Call SERVPRO of Langley 778-552-7762

One way or another we experience storms.   Rather it be snow, rain, wind, etc, it is going to happen. When it does happen we need to be prepared. The following list is what is recommended at a minimum to be ready in the event of a storm.

    • Flash Light (it is possible for the power to go out during a storm)
    • Extra Batteries (flashlights never work when needed, having extra batteries can save you from the dark)
    • First Aid Kit (make sure nothing is outdated in the kit so it is possible to use the items if needed)
    • Cellphone (Now a days everyone has a cellphone, it is necessary to have one in case the house phone does not connection)
    • Canned Food (might not have food to cook, it is important to have up to date canned foods just in case for emergency purposes)
    • Manual Can Opener (do not just rely on an electrical can opener because the electricity can go out during a storm)
    • Bottled Water (water is the most important thing to have around the house)
    • Blanket (it is possible for the heaters at your property to stop working, make sure you have blankets around to keep you warm)
    • Battery Powered Weather Radio (using a radio can help you stay connected to what is happening during a storm in case your T.V does not work and you cannot connect to the weather channel)

Being prepared will help keep panic at a minimum especially in a family that has children involved. Not only will these items benefit you but it will help benefit your loved ones around as well. These items should be kept in a safe place with easy access in case of a storm emergency. Every month or so check the battery life and replace if needed. Make sure that the canned food and bottles of water are up to date and if need replacements to do it immediately during a storm season. Also remember to go over the items in the kit with your family so they are aware of everything put into the kit.

Aftermath Of A Fire

Fire Damage Aftermath Of A Fire Fire Damaged Home in Langley, BC

The Aftermath of Residential Fire Damage

Residential fire damage has many effects, and the problems you can see may just be the tip of the iceberg. Here are some of the factors that you need to think about when restoring a smoke damaged home.

Smoke hangs Around

Lingering smoke odors don't magically disappear just because you've replaced the worst bits of damage. Many of the surfaces in your home are porous, so they can trap particles that emit foul stenches for months. In addition to cleaning soot from walls, people often end up having to replace clothing, wooden and upholstered furniture, carpets, wallpaper and even paint.

Although there are many ways to mitigate the side effects you'll face in a smoke damaged home, it's essential to adopt a comprehensive approach. Restoration professionals can use specialized machines to filter the particles from the air you breathe and attack odor-producing molecules with tools like ozone generators.

The odor from smoke and soot can spread, so these forms of damage demand more than a mere spot cleaning or extra elbow grease. For instance, suppose you empty your home out and clean the walls thoroughly. If you bring back items that have lingering smoke odors, then you'll erase all of the hard work you did. Make sure you talk to a restoration professional before diving into jobs like cleaning soot from walls or replacing furniture

Air Scrubber on the Job

4/19/2018 (Permalink)

Mold Remediation Air Scrubber on the Job Langley, BC Mold Remediation job using the Air Scrubber

What are air scrubbers?
An air scrubbeis a portable filtration system that removes particles, gasses, and/or chemicals from the air within a given area. These machines draw air in from the surrounding environment and pass it through a series of filters to remove contaminants. The size and complexity of an air scrubber system will depend on the size of the space being serviced, as well as the range, type, and size of contaminants that must be removed from the area.

Why should I use an air scrubber?
Air scrubbers are especially important on restoration jobs where airborne contaminants are present or will be created/disturbed during the restoration process, such as mold, dust, asbestos, lead, chemical fumes, etc. These hazardous particles can settle on carpet, upholstery, and furnishings, or be drawn into the HVAC system and contaminate other parts of a building.

If these contaminants are not removed, they will have a negative effect on the indoor air quality (IAQ) of the worksite. While naturally occurring particles, such as human skin cells, animal hair, and dirt, are nearly always present, toxic gases released by sewage-borne bacteria and mold spores can cause adverse human health effects when inhaled. In short, these contaminants can compromise the quality of the entire restoration job.

Air scrubbers help protect the health of workers and building occupants by providing a clean and healthy environment. They also help protect contractors from costly liability claims resulting from damage caused by hazardous airborne materials.

Does Your Home or Commercial Property Have A Mold Problem?

4/19/2018 (Permalink)

Mold Remediation Does Your Home or Commercial Property Have A Mold Problem? In Langley, mold can spread through home in as little as 48 hours

Microscopic mold spores naturally occur almost everywhere, both outdoors and indoors. This makes it impossible to remove all mold from a home or business. Therefore, mold remediation reduces the mold spore count back to its natural or baseline level. Some restoration businesses advertise “mold removal” and even guarantee to remove all mold, which is a fallacy. Consider the following mold facts:

  • Mold can spread through a home in as little as 48 hours.
  • Mold is present almost everywhere, indoors and outdoors.
  • Mold spores are microscopic and float along in the air and may enter your home through windows, doors, or AC/heating systems or even hitch a ride indoors on your clothing or a pet.
  • Mold spores thrive on moisture. Mold spores can quickly grow into colonies when exposed to water. These colonies may produce allergens and irritants.
  • Before mold remediation can begin, any sources of water or moisture must be addressed. Otherwise, the mold may return.
  • Mold often produces a strong, musty odor and can lead you to possible mold problem areas.
  • Even higher-than-normal indoor humidity can support mold growth. Keep indoor humidity below 45 percent.

If your home or business has a mold problem, we can inspect and assess your property and use our specialized training, equipment, and expertise to remediate your mold infestation

Keeping Your Water Bill Low

4/17/2018 (Permalink)

Water Damage Keeping Your Water Bill Low Water Damage from leaky faucet
We’ve talked a lot about how to prevent and reduce the risk of water damage in your home, but what about reducing the cost of water in your home?

Here are a few tips from our team of experts here at SERVPRO of Langley that will help you keep your water bill lower while helping your home and the environment in the process:

1. First and foremost, it’s important to identify and then fix any water leaks you may have. Not only can leaks potentially drain thousands of gallons worth of water, they can lead to major water damage problems for your home. Check faucets, drains, and plumbing around the house to look and listen for any signs that could indicate a leak. If you find one, get it fixed right away!

2. Use your dishwasher! That’s right – running a full load of dishes in the dishwasher is actually a much more efficient use of water than washing dishes individually by hand. The key here though is running a fullload, that’s how you’ll get the most out of your water usage.

3. Take shorter showers, or switch to a low-flow shower head. Reducing your shower time by even a couple of minutes makes big cuts in the amount of water you use from month to month.

4. Insulate your water pipes. One trip to the hardware store for some foam insulation cut in the shape of a pipe and your half-way there! Taping insulation to your water pipes will help them heat up water faster, which in turn means less time running water from your sink or shower waiting for it to warm up.

5. Limit your use of the garbage disposal in your kitchen sink. Instead, scrape whatever excess food that’s on your dishes into the trash, then place them in the dishwasher – remember? We want a full load! Disposals use a lot of water to flush things down the drain, so reducing its use will reduce the amount of water you’re using in your kitchen.

Water Damage in Surrey

Water Damage Water Damage in Surrey Water Damage? Call SERVPRO of Langley 24/7 778-552-7762

The unfortunate reality is that a water damage crisis can take place at any moment. Whether it’s leaking pipes or a broken dishwasher, unexpected flood damage is a frightening and traumatic experience. In addition to excess water creating structural damage to your residence, it can make the air circulating in the property unhealthy and encourage the rapid growth of bugs and mold.

According to the U.S. Environmental Protection Agency mold may be more likely to make some people with asthma, allergies, or other breathing problems sick. At SERVPRO of Langley we know you want things to return back to normal as soon as possible when flood damage in Langley happens so our experienced technicians will come into your home, industrial, or commercial property and assess the damage so they can create your own personalized restoration plan for flood damage repair.

Our technicians are professionally trained to extract water, encourage structural drying, and perform comprehensive site inspections with documentation. While you are waiting for the technician here are a couple of tips to make your water damage cleanup process as smooth as possible.

  • Wear goggles and gloves if you decide to do any cleaning. If you touch mold spores with your bare hands you can trigger an allergic reaction or respiratory problems.
  • Make sure to wear boots, long pants, and a short-sleeved shirt. You don’t want to get any “grey” water, water with biological or physical contaminants on your skin.
  • Go to the local hardware store and pick up a N-95 respirator mask (around $15.00) so you do not breathe in any mold spores.

At SERVPRO of Langley our teams are dedicated to drying and restoring your structure as soon as possible so you can forget that this whole mess ever happened in the first place. We are the experts for flood damage repair in Langley.

Commercial Water Damage Tip: Make a Plan

While thinking through possible commercial water damage scenarios for your business, you made notes of the solutions you came up with for your “what if?” questions. Now put your thinking into action to craft an emergency plan for your business. A good emergency plan should provide for the safety of all people who could enter your business, as well as set forth processes and procedures for carrying on with business during a variety of challenges. Here at SERVPRO of Langley we have something we like to offer called a Emergency Ready Plan.

It should include, at the very least:

  • an emergency contact list (accessible from off-site)
  • emergency procedures
  • emergency staffing instructions
  • vendor lists and contact info
  • data backup plans and other resources to support business operations in case you have to temporarily or permanently relocate your business operations.

Commercial Water Damage Tip: Inspect, Repair, Repeat

Stuff gets old. It breaks. It fails. When plumbing or water-management equipment in your commercial facility fails, the resulting water damage restoration costs can stack up fast. So the operative word for commercial water damage prevention is maintenance.

Routinely inspect all visible plumbing, test basement sump pumps, check exterior gutters and downspouts, muck out drainage ditches and storm drains and ensure roof structures are in good repair. Commercial property managers generally agree that a water leak on a commercial property is the most costly problem you can have, often costing thousands of dollars to mitigate, once the problem develops. Good property maintenance can lop off a big chunk of commercial water damage risk, so don’t cut corners on repairs.

SERVPRO of Langley Smoke and Soot Cleanup

Smoke and soot is very invasive and can penetrate various cavities within your home, causing hidden damage and odor. Our smoke damage expertise and experience allows us to inspect and accurately assess the extent of the damage to develop a comprehensive plan of action.

Smoke and soot facts:

  • Hot smoke migrates to cooler areas and upper levels of a structure.
  • Smoke flows around plumbing systems, seeping through the holes used by pipes to go from floor to floor.
  • The type of smoke may greatly affect the restoration process.

Different Types of Smoke

There are two different types of smoke–wet and dry. As a result, there are different types of soot residue after a fire. Before restoration begins, SERVPRO will test the soot to determine which type of smoke damage occurred. The cleaning procedures will then be based on the information identified during pretesting. Here is some additional information:

Wet Smoke– Plastic and Rubber

  • Low heat, smoldering, pungent odor, sticky, smeary. Smoke webs are more difficult to clean.

Dry Smoke– Paper and Wood

  • Fast burning, high temperatures, heat rises therefore smoke rises.

Protein Fire Residue– Produced by evaporation of material rather than from a fire

  • Virtually invisible, discolors paints and varnishes, extreme pungent odor.

Since each smoke and fire damage situation is a little different, each one requires a unique solution tailored for the specific conditions. Bleach Does NOT Kill Mold!

Mold Remediation Bleach Does NOT Kill Mold! Mold Spores

Most people think that bleach with completely get rid of their mold problem. In fact, bleach will only  remove the color or stain of mold and will, in some cases, will allow toxic mold to grow where it was not present before. Read below to see how mold is properly cleaned and the affects that bleach has on mold.

Mold - that scary four letter word that no home or business owner ever wants to hear. If you do end up in the unfortunate situation that mold is growing in your building, what do you do? Many have been told “simply wash down the affected area with a bleach solution”. Yes, bleach is a powerful product that can sanitize surfaces and kill bacteria, however, bleach does not kill mold!

A bleach mixture is a great solution to use when cleaning your non-porous shower stalls or wiping down your hard surface countertops. However, using bleach on a porous surface such as wood or drywall where mold is traditionally found, is a different story.

Mold is a term that refers to fungi that grow in the form of multicellular thread-like structures, which grow into colonies. On a porous surface, the mold colonies grow into the pores of the material, much like a tree’s roots grow deep into the ground. Bleach is only able to kill what lies on the surface of the porous material, leaving what lies below the surface to continue to grow. To the eye, it appears that you’ve killed the mold that is growing, but unfortunately this is not true. The mold will then grow back stronger, deeper, and spread more since it’s embedded into the pores of the material.

If your home or business are affected by mold, call us today at 778-552-7762 SERVPRO of Langley will completely restore your property from mold damage with the correct equipment and solutions.

Spring Cleaning is here – Remove that mold!

Water Damage Spring Cleaning is here – Remove that mold! Spring Cleaning!

Possibly areas of mold growth you can help prevent?

Your spring cleaning checklist should include a check for mold wherever there is moisture present in your home. That includes the obvious places, like under the kitchen sink, around the washer, or inside the bathroom. It should also include the attic, in places where there has been water leakage in the past, and in the basement, especially in dark corners or where exterior landscaping may cause water to pool. Mold can often be seen by the naked eye, appearing as a stain, a furry growth, or even just pinpricks of colour. If there is anything in your home that you suspect might be mold growth, the safest thing to do is call a professional mold specialist like SERVPRO of Langley to determine what it is, and to facilitate removal if necessary.

Mold can cause discomfort, property damage, and negative health effects regardless of your age, sickness, or general health. Common symptoms of mold growth in the home include itchy watery eyes, sneezing, and persistent headaches. To grow, mold only needs a stable temperature, an organic material, and water to set up a colony that can quickly spread throughout your home.

Household cleaners, bleaches, and germicides are not effective against mold growth, and can even help spread the problem to other areas of your home.

Mold likes to grow on organic materials; wood, paper, textiles, grout, and drywall are all common materials. While dusting, vacuuming, and wiping down surfaces is likely already a part of your spring cleaning checklist, it can also have the added bonus of cleaning and removing spores or food sources that mold needs to grow.

This April, add a mould inspection to your spring cleaning checklist for peace of mind and a healthier, safer home environment.

Ozone Treatment

Fire Damage Ozone Treatment Smoke from fire damage

What is Ozone?

Ozone, sometimes called "activated oxygen".It differs from normal oxygen (O2) in having three atoms in its molecule (O3). That is why its the second most powerful sterilant and can be used to destroy bacteria, viruses and odors.

How Does Ozone Work?

When contaminants such as odors, bacteria or viruses make contact with ozone, they are destroyed completely by oxidation. In so doing, that extra atom of oxygen is consumed and there is nothing left...no odor...no bacteria...no extra atom, only oxygen.  Ozone reverts back to oxygen after it is used.

WILL THE ODOR COME BACK?

No. If ozone is applied properly it destroys (oxidizes) the source of the odor. However, in the case of mildew the odor will return if you are unable to get rid of the moisture that is the source of the mildew.

HOW DOES OZONE HANDLE CIGARETTE SMOKE?

It eliminates the irritation caused by phenol gasses, by oxidizing them. Phenol gasses are the invisible part of tobacco smoke that causes such discomfort to one's eyes and create the offensive odors. Ozone rids any environment of the effects of smoke completely, rather than merely filtering out the visible particles.

How to prepare your WEST COAST HOME for WINTER!

11/8/2017 (Permalink)

Water Damage How to prepare your WEST COAST HOME for WINTER! One really good tip for homeowners during the winter months is to remove all outdoor hoses and drain the pipes to prevent any ruptures

A few helpful tips to prevent any Water or Fire damage:

Yard Preparation - Remove all outdoor hoses and drain the pipes to prevent any ruptures from freezing and potential backups into the house. If you have an in ground sprinkler system drain it all well. This can be done using a siphon technique or more simply by using an air compressor.

Inspect Your Window and Doors - There is nothing worse than having a cool draft flowing through your home in the winter. Visually inspect the interior and exterior of all your windows and doors for any gaps in the seals. These can be fixed by using caulking and weather striping as well as draft stopper that fit on interior doors; a rolled towel is also great hack that works for this too.

Attic/Crawl Space - You should check for any small animals making a home in the attic or crawl space (ie. raccoons, squirrels etc.) Check that the ventilation is properly fitted to allow air flow and nothing else. Check that there is adequate insulation and that it is spread evenly.

Clean Your Eavestroughs - Clean the leaves and debris from your gutters to prevent water back up. All downspouts should be cleared and pointed away from the buildings foundation so that water doesn’t pool. Water in the eavestroughs can cause problem when the weather reaches freezing. It can damage your soffit and fascia as well as create a dangerous falling hazard for ice.

Chimney Maintenance - If you have a chimney that is used regularly it is important to have it serviced. Inspect the exterior smoke stack for any damage, like cracks in the mortar and loose bricks and have they repaired accordingly. It is also a good idea to have the chimney sweep to remove and soot that may cause a fire risk. If the chimney is out of use then make sure the damper is closed or you use a chimney balloon to block unwanted heat escape.

What is an odor?

Odors are gases which emanate from a source into the air, where they can smell pleasant or unpleasant.

Where do odors come from?

Odors can be released from a variety of sources: Mold, decomposing organic matter, new building materials, incomplete combustion, etc. The first steps are specialists have to determine is the sources identification and location.

Some Principles of Odor Control

  • Mould improperly removed, it will cause toxic spores to become airborne and make the surrounding air unsafe to breathe. Need professionals to remove and remediate.
  • Remove as much of the odor source as possible.
  • Clean-up contaminated areas and safely dispose of infested materials. Penetration (of odor counteractant) into all surfaces and spaces.
  • Sealing (Sealers lock in or prevent the further release of the unpleasant odor).
